大多伦多地区今年经电脑多重放盘系统(MLS)交易的住宅房屋数量预计为8.5万至9.5万间。多伦多地产商会(Toronto Real Estate Board,TREB)的年度预测认为,今年平均屋价仍略有上升,多层共管大厦将继续保持双位数的升幅。

报告显示,独立屋是置业者首选,有47%人希望买独立屋;其次是多层共管大厦。多伦多市有27%的准买家计划买Condo,而外围地区只有22%人有意买多层共管大厦。

夏天交投料趋活跃

TREB主席塞林诺斯(Tim Syrianos)回顾2017年的房地产市况说,房地产市场为大多区带来接近70亿元的经济效益。去年的成交量在第一季打破纪录,但随后受省政府新政策影响下挫,第四季交投增加除了是因为省府新政策的影响力消减外,也不排除买家要赶在联邦政府今年实施的新房屋贷款压力测试前入市。全年成交量比2016年的历史性高位减少18%,但平均屋价仍有12.7%的增长。

报告指出,今年第一季的市况当然比不上去年破纪录的高峰,尤其是受省政府政策的余波和新房屋贷款压力测试的双重影响,但春季末和夏天的交投量将转趋活跃。

TREB委托叶素斯民意调查公司所作的研究发现,民众的置业意愿降低,只有26%受访者计划今年内买屋。首次置业的人更锐减。2016年秋季,超过50%准买家是首置,但现时降至41%。TREB指首置者弹性很高,可以继续租屋或与家人同住,并依屋价和贷款情况改变屋型和地点。

民意调查指出,有26%计划置业的人认为们没有能力购买理想的房屋,但会设法取得首期,或选择其他屋型和地点以应付新的贷款规定。

TREB市场分析总监Jason Mercer说,移民人口增加,新的就业机会和低失业率等基本因素推动房屋需求;不过短期内,利息上调以及联邦和省政府的政策均打压置业。省的租金管制措施将更影响出租单位的供应,令平均租金的升幅超过通货膨胀率。
