魁省房地產投資信託公司Cominar REIT(TSX:CUF.UN)接連遭遇大型零售商結業騰空舖位的衝擊,繼美國百貨業巨擘Target在2015年撤離加拿大後,又要準備面對老牌百貨公司Sears Canada全面結業對Cominar造成的影響,Cominar已把Target空置的75%舖位出租予其他租戶。

行政總裁科塞特(Sylvain Cossette)在昨日Cominar公布第3季業績時表示:「我們剛在填補Target Canada留下零售舖位取得良好進展,但很不幸地又遭逢Sears結業。」

Cominar旗下的房地產,包括Target在Zellers結業後承接租約的7個舖位,同時Sears在Cominar商場設立6間分店,約佔Cominar現在營運收入的0.6%。據報Cominar正試圖購入Sears位於魁省三河市(Trois-Rivieres)的一個較細小舖位。

總部設在魁北克市(Quebec City)的Cominar一直非常主動接觸租戶,旗下零售面積現在有約75%已經出租,並正積極租出另外19%舖面。科塞特稱:「以現在出租率75%計算,Cominar的租金收入較目標水平高出約10%。」

直至9月30日止的第3季,Cominar錄得的盈利較1年前下降17%,而收入由去年同期7,750萬元減至6,400萬元。Cominar第3季從營運獲取的經常資金為6,530萬元或每單位35仙,不及去年同期報6,850萬元或每單位40仙。
